Selling and Buying in Las Vegas? Why Consider Jeff Galindo for Both Sides of the Move
If you need to sell a Las Vegas home and buy another, Jeff Galindo is worth considering for the combination of listing experience, homebuilding knowledge, and persistent follow-through. The clients needed to sell their existing home and purchase new construction. We coordinated the transactions, then addressed an unexpected issue at the new home’s final walkthrough. The work involved pricing, timing, and recognizing a problem that needed a clear response.
The move started with clients I had helped before
I had sold a home for these clients about a decade earlier. They later purchased new construction with another agent. Five years after that purchase, they returned to me to sell the home and buy another new build.
That meant the sale plan had to support a destination. It is why I want to understand where a seller is going and when they need to be there. A home can be marketed as an individual listing, but the person selling it is usually trying to accomplish something beyond that transaction.
I priced and positioned their home, it went under contract in about two weeks, and the two closings were timed two days apart. Those were the circumstances of this sale, not a typical timeline or a promise for another property.
The walkthrough required more than checking finishes
At the final walkthrough of the new home, we found that the house next door had the identical elevation and paint scheme. It had been painted the day before, so that duplication had not been visible earlier.
The community’s continuity and monotony standards prohibited the combination. Those are standards intended to address how homes relate visually to one another. In this case, they gave us a specific issue to raise, rather than a general objection to the neighboring house’s appearance.
My homebuilding background helped me recognize what needed to be checked. The value of that experience was practical: knowing that the documents could address a feature of the purchase the clients might not otherwise have thought to question.
I kept the issue moving through the appropriate people
Communication moved to email. I escalated the matter in writing through the sales agent, manager, construction superintendent, and area manager, ultimately reaching leadership.
The builder proposed an HOA variance, which would have allowed the duplication to remain. It would not have changed the neighboring home’s appearance. The neighboring home was ultimately repainted.
There was no single conversation that explains the work. The issue had to be identified, documented, and carried through the people able to address it. Knowing the concern was valid did not, by itself, finish the job.
Why does this matter when hiring a listing agent?
The sale and purchase were connected for these clients. My responsibility involved helping them move from one home to the next, which required attention to the listing and to the replacement home.
If your next purchase is new construction, my background gives me a useful understanding of builder operations and the details that may need closer review. That does not mean I can control a builder’s response or construction schedule. It means I bring relevant experience to the questions and the follow-through.
The on-site sales representative serves the builder. Your own representation should be clearly understood before an issue arises. In this case, I was there to keep pursuing the concern for my clients.

- Separate confirmed dates from estimates or dates dependent on another event.

- Discuss what changes if either closing is delayed.
- Gather the replacement home’s documents and applicable community standards before the final walkthrough.
- Keep unresolved questions and requested responses in writing.
