Selling a home is personal. You may be moving closer to family, making room for a different stage of life, or trying to coordinate a sale with your next purchase. The right advice starts with understanding where you’re going and when you need to be there.

That’s where I like to begin. Before we talk about photographs or a listing date, I want to understand what would make this move work for you. Your timeline affects how we approach preparation, pricing, and the steps between listing your home and handing over the keys.

How my experience shapes the way I look at your home

My background includes homebuilding, sales, and executive experience. That matters when we look closely at the homes a buyer might choose instead of yours. Two homes with similar square footage can offer very different experiences because of their layouts, lots, condition, finishes, and surroundings.

When we discuss pricing, I want you to understand the comparisons. Which homes are genuinely similar? What does yours offer that buyers may value? Where could another property have an advantage? Those are useful questions whether you’re selling in Las Vegas, Summerlin, Henderson, or North Las Vegas.

I also want preparation to have a purpose. We should discuss which improvements deserve attention, what can reasonably stay as it is, and how the work fits your schedule. A clear plan makes it easier to decide what to do before going on the market.

What should you ask a listing agent before hiring one?

When you compare agents, ask them to walk you through their reasoning. A suggested price becomes more useful when you can see the comparable homes and understand why they matter. A marketing plan becomes more useful when it explains how your home’s strongest features will be presented to buyers.

Ask how photography, video, and other marketing will support your particular listing. Ask how you’ll receive updates, how showing feedback will be evaluated, and what happens if the response suggests a change is needed. You should leave the conversation with a clearer understanding of the work ahead.
